26 Acre Farm in Leesburg, Virginia located 6 miles south of the Town of Leesburg, near Ashburn/Brambleton (to the south) and Loudoun County Landfill (to the north). Right off the Route 267/Shreve Mill Road Exit (Exit 3). 1.7 miles to Brambleton/Ashburn.

Perfect for a hobby farmer, horse enthusiast, horse business, homesteader, or small scale commercial farmer, especially for those who may also need to commute to work hubs (24 minutes to Reston). We love goats, pigs, chickens, cows, guineas, horses, dogs, cats, etc.

Willing to negotiate rent on the stable facilities if we (owners) can use part of it and/or you are building your business (rent/use to increase on set schedule over time).

We are a couple in our mid-forties with an 9 year old, two dogs, and 5 cats. We used to live in the upstairs of the farm house, year-round, but now unfortunately can only return to the farm summers, weekends, and holidays going forward due to husband's new job in Maryland.

So that we may return from time to time, we offer the first and second floors as a vacation rental to families (e.g. wedding parties, holidays, etc.).

Combinations Possible: 1) barn facilities alone; 2) barn and entire basement apartment; 3) barn and one bedroom of basement apartment.

Non-horse pets may be possible depending on situation.

26 acres (13 acres woods, 11 acres paddocks, 2 acres barn/house). 9 paddocks. Lighted crushed blue-stone 72' x 148' arena. 12-stall center aisle barn (was 15 stalls; area where stalls removed can be used for hay or boarder tack), tack room, hot/cold wash stall, feed room. ***NO RIDEOUT/TRAILS***. When rented as a horse boarding barn ten years ago, never empty because the farm is so close in to commuter routes and work hubs (full board was $550 ten years ago). Not to mention, we have 11 schools on our road alone.


We replaced the barn roof in Spring 2017 and made some other barn repairs. We are prepared to complete the rest of the repairs/replacements--including fencing--once we have a signed tenant. Tenant is welcome to work off rent with labor. Rent also reduced until rest of agreed repairs made.

2. BASEMENT APARTMENT ($1,200 if whole unit; $550 and $650 if rented by the room)
900 sq feet; can be set up as 1BR or 2BR; 1 bath; large eat-in kitchen (or tight common area if 2BR), 11x13 bedroom, and 15x15 living room (which can be second bedroom).

If interested in the housing option, the tenant must willing to take on some house caretaker responsibilities (e.g house emergencies, snow--along with other household occupants--before the plow arrives, inspection after checkout, inventory/stocking). Housekeeping and grounds keeping (either regular person or part of back-up pool) is optional. No direct involvement with vacation rental guests except for saying hi in the parking lot. Zero to 5 guest groups per month (hardly any over the winter). Like 5 to 7 hours work per month at $17 per hour.
